President’s Message
By now you should have received your home owners association dues and noticed a $20.00 dollar increase. The board unanimously approved the increase at the January 5th board meeting. Our subdivision is aging and we felt it was important to create a fund to begin to address our common area fences. It was agreed that it was important to begin repairs now in hopes of preventing more costly repairs in the future. Our dues are still quite reasonable in comparison to some of our neighboring subdivisions. Our subdivision consists of 233 homes. Forest Glen on Cloverdale and Amity consists of 66 homes with annual dues at $315.00. Rock Hampton also on Cloverdale and Amity consists of 226 home with annual dues at $240.00 a year. Mill Creek off of Overland between five mile and Maplegrove consists of 169 homes with annual dues of $336.00.

I joined the board in 2007, not because I was elected but because I volunteered when no one else would. The last annual home owners meeting had only 23 homes out of 233 represented (less than 10%). When it’s time to replace leaving officers we have to beg people to become board members. If you feel strongly that things aren’t being managed well or you’re unhappy with the board members then it’s time for you to do your part. This is your community, you need to volunteer your time and serve on the board.

Pepper Hills Neighborhood Yard Sale May 22nd
Mark May 22nd on your calendar. That is the date for the Pepper Hills annual yard sale. So gather your unused and no longer needed stuff collecting dust in your garage and closets and plan to make a few bucks and more room in your closets at the same time. We have arranged for the Idaho Youth Ranch to come through the subdivision and pick up any left over items you may wish to donate. Please have the items to be donated clearly marked IYR and neatly set on the sidewalk at 2:00 p.m. The PHHOA will place an ad in the Idaho Statesman and put up the yard sale banners.

Pro Care to Offer Free Services to Pepper Hills Home Owners
Jeff Hintze of Pro Care Landscaping 288-5589 is offering free lawn and tree consultations to Pepper Hills home owners. If after your consultation you decide to have work done Pro Care will also offer discounts ranging 5% to 10% depending on the work to be done.

Spring Clean Up
With spring officially starting this month, home owners will be starting yard clean up. Please remember all yard waste must be disposed of properly in compost bins or trash cans. If your property borders open land please don’t throw grass clippings or any yard waste over the fence.
